HUMBOLDT INDUSTRIAL PROPERTY

2089 13th Street North, Humboldt, Humboldt County, Iowa
SITE NAME: Frit Industries, Inc. Resource
Conservation and Recovery Act Facility
SIZE Approximately 55 acres

SUPPORTED SITE USES:

Soils on approximately 13 acres of the site have been
cleaned to industrial use standards; 37 acres have been
cleaned to any-use standards; 4.5 acres are unavailable
for use.

EXISTING SITE INFRASTRUCTURE:

•	Former structures have been removed.

•	Electricity is currently available.

•	Water, sewer and gas lines run along the Highway 169
right-of-way adjacent to the property but do not
currently extend onto the property.

•	This site is located approximately 30 miles west of
Interstate 35.

READINESS FOR USE:

Ready Now: 50 acres of this site are available for
redevelopment.

Restricted Use: The 4.5 acres of the site containing the
containment cell will not be available for development.

ADDITIONAL CONSIDERATIONS:

•	Plans are in place to develop the site into the Humboldt
Business Park.

•	The Humboldt County Development Association is in
the process of talcing ownership of the property.

ABOUT THE SITE:

The site is located approximately 100 miles northwest

of Des Moines, Iowa.

SETTING:

•	Population in the vicinity of the site: 6,000.

•	Located on the north edge of Humboldt, Iowa.

•	Lake Nokomis is located about one mile from the site.

CLEANUP STATUS:

•	In 2003, the site was classified by the state as Properly
Closed with no evidence of present or potential adverse
impacts.

•	Excavated soil was placed in an on-site landfill that is
covered with a clay cap and seeded with grass.

•	Groundwater underlying the southwest quarter of the
site has been impacted. Monitoring of this
contamination continues but contaminant levels are
expected to decline following removal of the soil
source.

•	The primary contaminants of concern at this site
include lead, fluoride and cadmium in soil and
cadmium and fluoride in groundwater.
